Boyd Real Estate recently completed a 31 million-dollar transaction for the Winding Oaks development situated on SR 200. The complex deal was accomplished with the help of strategic partners Kimley Horn, and Gray Ackerman & Haines, P.A., and took approximately 7 years to transition the former sprawling Horse Farm and Training center, through the entitlement process to one of Ocala’s largest developments.
Boyd Real Estate brokered the deal between Cradle Holdings, Inc. and DR Horton, who then assigned the contract to the south Florida Kolter Group. The 736-acre site has been zoned PD in the city of Ocala, allowing for a mix of residential and commercial uses, including 2,000+ single-family homes on approximately 450 acres. The homes will be built by DR Horton in 5 stages and will begin immediately with the first homes estimated to be ready in late 2025. The single-family homes will come in a few neighborhood styles including traditional homes, age-restricted homes, and built-to-rent homes. Phase 6 will see 900+ units of multi-family homes on another 75 acres of the property (see area on map shaded in orange).
The property is divided by the newly constructed SW 49th Ave Road which, when complete, will connect Marion Oaks and South Ocala to the Northeast corridor, including the new I-75 interchange which will feature one of the largest Buc-ee’s in America. A new elementary school (see area on map shaded in green) is already under construction on the property at 7200 SW 49th ave. It is expected to open in August 2025.
The Winding Oaks development will feature a new road separating the residential and commercial areas. It will be named SW 54th Court and it will connect SW 66th St. to SW 60th Ave.
Currently listed with Joe Krim at Boyd Real Estate, an additional 100 acres of commercial land (see area on map shaded in grey, purple and blue), largely along SR 200, is now available for sale, for land lease, or build-to-suit. The PD zoning allows for a large range of businesses including retail, dining and other commercial uses. This commercial land is adjoining the Land-Rover dealership currently on SR 200.
